The term “master developer” has been tossed around in the development industry for years, but there’s no agreed-upon definition of what it means. In a nutshell, a master developer is an entity or organization that oversees the planning, zoning, design and construction of a large-scale project\u2014think a new downtown district or a cluster of high-rise buildings.
Master developers typically work with public entities like cities or states to create vibrant, walkable communities with all the amenities residents need: shopping, dining, parks, schools and transit. They’re also responsible for assembling the land required for the project and bringing in tenants (or building the necessary infrastructure to do so).
The concept of master development has taken on increased importance in recent years as municipalities have become more interested in developing their own urban cores rather than waiting for private interests to step in. There are several reasons for this trend: Cities are realizing that well-designed suburbs aren’t enough anymore; they need lively downtowns with plenty of jobs and housing options if they’re going to compete with other metropolitan areas. At the same time, traditional developers are finding it harder and harder to make money off single-family homes\u2014the demand just isn’t there like it used to be. So they’re turning their attention instead to multi-family dwellings and commercial projects that can generate higher returns.
This shift has created opportunities for master developers who are skilled at working with municipalities and getting things done on a large scale. And while there are certainly some risks involved in being a master developer (namely, dealing with government bureaucracy), there are also many potential rewards: creating entire neighborhoods from scratch, shaping how people live and work, and making a positive impact on your community.
